The Responsibilities of a Property Guardian

A guardian is not someone who pays cheap rent, a guardian is a socially minded person who takes advantage of the opportunity presented by the various fantastic vacant buildings in central locations. Property guardians contribute to the community by stimulating local economies, they fill empty buildings with life and fend off the disrepair and dereliction that such properties threaten. Being a property guardian on a Licence Agreement, has legal differences to being a traditional tenant, on Assured Shorthold Tenancy Agreement (AST).

How do the Living Arrangements Work in a Property Guardianship?

Property guardians are granted affordable, flexible and shared living space, in return for protecting otherwise vacant buildings from squatters, anti-social behaviour and vandalism. The nature of property guardian schemes means that the buildings we protect are incredibly varied such as pubs, schools, care homes, police stations, office buildings and theatres. Traditionally, property guardianship means living within a shared property, but LOWE also offers a range of properties from self-contained 1- and 2-bedroom flats, large studios and communal living.
